Disclaimer:
Principles of Real Estate as currently taught
is not a license exam prep course. It is a
course designed to prepare C&BA students
for more advanced real estate and/or finance
courses, and for important life decisions they
will need to make related to real estate.
The license exam tests materials
not
covered
thoroughly in FI331. You are strongly
encouraged to take an exam prep cram course
such as the one offered by Avery &
Associates in Birmingham (

) There are,
in addition, many online test prep
courses. One example is

which also builds a study schedule for you
based on when you want to take the license
exam. I know nothing about that company
except what appears on their website. For more

A good test prep
book is by Joyce Bea Sterling,
Guide to
Passing the AMP Real Estate
Exam (Dearborn). The book is
prepared for a national audience. It does not
include any study materials for the Alabama
License Law. You must obtain a copy of the
Alabama License Law Handbook from the Alabama
Center for Real Estate (127
Bidgood
) and study
it. The cost is currently $10.

Management Professionals (AMP) prepares and
administers the license exam.
5.
When you complete
your two courses, contact Andrea
Drinkard
in 200

for your salesperson pre-license
Certificate of Completion.
6.
The Certificate of
Completion is good for one year from completion
of your second course, NOT one year from the
date you obtain the Certificate. This means,
you MUST take the real estate license exam
within one year of completing your
2nd
university
real estate course.
7.
The Certificate of
Completion entitles you to sign up for the Real
Estate License Exam. There are other
requirements to sit for the exam:
a.
US citizen or
lawful permanent resident
b.
At least 19
years old
c.
Show proof of bona
fide residency in any state in the US (This
means a driver’s license, deed for your home
(not your parent’s home), car tag receipt or
voter registration card.)
d.
Show proof
of high school graduation or GED (This
means your diploma, your GED certificate,
or an official
copy
of your high school or college
transcript)
e.
Not have been
convicted of a felony or a crime involving
moral turpitude. If an applicant has such
a conviction, he/she may file an “Application
for Determination of Licensing Eligibility”
form with the Real Estate Commission prior to
completing any other licensing requirements.
The Commission will review the applicant’s
conviction(s) and determine if he/she is
eligible to obtain an Alabama real estate
license.
f.
Not have had a
real estate application or license rejected or
revoked in any state within the past two
years.
8.
You take the
computer-based exam at an AMP Assessment
Center. Visit www.goAMP.com
for a
listing of locations and to schedule a time
to take the exam. You may also call
800-345-6559 to schedule a time.
9.
For full
requirements, obtain a Candidate Handbook from
the Alabama Real Estate Research and Education
Center in 127 Bidgood
. The
Candidate Handbook may also be accessed
on AMP’s Web site.
10.
When you pass the
exam, you will receive a score report and an
application for a temporary license. You must
submit that application to the Alabama Real
Estate Commission within 90 days of passing the
exam.
11.
Within ninety (90)
days after passing the exam, you must secure a
qualifying broker who will hold your active
license and apply for the temporary
license. (Except as provided in #13) At
that point, you will be issued a temporary
license. You will be able to do anything
that requires a real estate license, but only
on a temporary basis.
12.
After passing the
exam, you must complete 30 hours of post
license education.
University
courses do not qualify for the post
license education.
13.
If you choose not
to obtain a broker, you can have your license
classified as “inactive” and “held” at the Real
Estate Commission. Even though it is
“inactive,” you still have to complete the 30
hours of post license education discussed
below. If you don’t meet the time limits
for completing the 30 hours, your license will
lapse, just the same as someone who has an
active temporary license and a qualifying
broker. (see item 18 below)
14.
When you obtain
your active temporary license, you have 6
months from the first day of the following
month to complete your 30 hours of required
post license education. If your license is
inactive, you will have 12 months to complete
the post license course.
15.
If you do not
complete the 30 hours within 6 months, the Real
Estate Commission will automatically place your
temporary license on inactive status. You
will have another 6 months to complete your 30
hours of post license education, but you can’t
practice real estate in the
meantime.
16.
When you complete
your 30 hours of post license education (and
you have a qualifying broker), must submit to
the Real Estate Commission your
Application for
Real Estate Salesperson’s Original
License
a.
This application
must be distributed to students by the post
license instructor when the post license course
is completed.
b.
This
application is available on the
Commission’s Web site at
www.arec.alabama.gov
in
the Education
section
under Forms and
Applications.
c.
You will then be
issued your “original/permanent
license.”
18.
If you do not
complete the 30-hours of post license
education within one year of the first
day of the month following issuance of the
temporary license, then the temporary
license lapses and can’t be revived. You have
to start all over, from the beginning, with the
pre-license education, and then testing,
etc.
Important
deadlines:
One year from
the date on the Certificate of Completion
(which is dated for the last day of your
2nd real
estate course) to take the license
exam.

days from passing the
license exam to either obtain a
Qualifying Broker and an active Temporary
License, or to go on inactive status with
the Real Estate Commission.
(Inactive status can be activated at any
time in the future.)

months from issuance of
your Temporary License to complete post
license education and obtain an Original
License. Failure results in your license
being automatically converted to
“inactive” status. You cannot practice
real estate while you have an inactive
license.
If you are on “inactive
status,” you have one
year from the first day of
the month following issuance of the
temporary license, to complete your 30
hours of post license education.
