Tax Sale Investing Seminars, Webinars,
CD and Book
(Readnew Alabama case about tax sales, mobile
homes, and redemption.)
Tax foreclosure sales are one of most exciting and least-known
methods of acquiring investment real estate. When property owners do not pay their property taxes or local
government assessments, that property can be taken and sold to the highest bidder. Often you can spend a few
hundred dollars and obtain valuable rental or vacation properties, or a personal
residence.
The laws vary widely from state to state. If you are truly interested in tax foreclosure sale investing, take the
time to learn your state procedures inside out. Nationally syndicated seminars are fine for the big
picture you need to create a business plan, prepare a financial analysis, and become somewhat familar
with concepts such as redemption. The detailed knowledge you'll need to successfully avoid all the local
pitfalls can come only from local experts. Seek them out for the valuable advice they can share with
you.
In my own state of
Alabama, for example, you'll need an expert like me to learn how
to:
-
Recognize the signs of a possibly invalid tax sale;
-
Protect yourself against former owners attempting to cause problems years
later;
-
Navigate the tricky world of redemption rights;
-
Decide when, and when not, to spend money on improvements (keeping in mind important new Alabama
Supreme Court decision in November
2010);
-
Maximize returns if your investment goal is the 12% post-sale redemption interest
rate;
-
Purchase properties directly from the State, sometimes decades after the original tax
sale;
-
and many, many, more secrets relevant only in the State of Alabama.
